Terms of Guest House

Welcome!

To ensure a pleasant stay and harmonious coexistence, we kindly ask all guests of LEEVIN GUEST HOUSE to follow the rules outlined below.

1. Check-in

1.1 Check-in is available from 3:00 PM on the day of arrival.

1.2 Upon registration or reservation, guests must present valid identification (ID card or passport) to the receptionist.

1.3 Our staff are not authorised to proceed with check-in without advance payment, or without a valid voucher from a travel agency with whom we have an existing contract.

1.4 Upon check-in, you will receive a keyring with a key and/or card: one for the main entrance and one for your assigned room.

1.5 In case of loss of the key/card, please report it immediately at reception. A new key/card will be issued for your safety, and a €30 fee will be charged.

1.6 In case of emergency, please use the contact numbers available at reception.

1.7 Upon check-in, a €50 security deposit will be required to cover potential damages or key/card loss.

1.8 Any request to modify the check-in time must be justified and formally submitted.

2. Check-out

2.1 Check-out must be completed by 11:00 AM.

2.2 On the day of departure, rooms must be vacated by 11:00 AM without exception.

2.3 Any request to extend check-out time must be made at reception and is subject to availability.

2.4 The security deposit will be refunded at check-out, provided there is no damage.

3. Noise

3.1 Out of respect for all guests, please keep noise to a minimum inside the premises. Most of our guests, including children, are here to rest. Close doors gently when entering or exiting — you may be the one resting next time.

3.2 Between 10:00 PM and 7:00 AM, any activities that may disturb other guests are strictly forbidden (Decree-Law No. 292/2000 of 14 November).

4. Facilities / Damages

Guests must:

4.1 Close all doors and windows when leaving the premises.

4.2 Switch off lights and air conditioning/heating when not in use.

4.3 Follow basic hygiene and safety rules in all indoor and outdoor areas.

4.4 Any damage to LEEVIN GUEST HOUSE property will be charged accordingly for repair or replacement.

4.5 Depending on the severity of the damage, legal action may be taken.

4.6 If staff are required to respond to an incident caused by the guest outside of operating hours, the security deposit will not be refunded.

5. Complaints / Praise

5.1 A physical complaints book is available at reception. An online version is accessible at www.leevinportugal.com.

5.2 For complaints, please provide the name of the staff member involved, the time of the incident, and report it directly to management.

5.3 For praise, use the physical compliments book at reception or the online form on our website.

6. Safety

6.1 Under Decree-Law No. 228/2009 of 14/07, LEEVIN GUEST HOUSE is not responsible for the loss of money, jewellery, or valuables. Guests are responsible for their belongings.

6.2 Always ensure that doors and windows to rooms and the building are securely closed.

6.3 For everyone’s safety, common areas are under CCTV surveillance. In case of an incident, footage will be reviewed and shared with the authorities if necessary.

6.4 Fire safety equipment is available on-site.

7. Prohibited Actions

7.1 In addition to general tourist accommodation laws, the following are strictly prohibited at LEEVIN GUEST HOUSE:

  1. a) Smoking or vaping in indoor areas, except in designated outdoor smoking areas.
  2. b) Rearranging room furniture.
  3. c) Leaving rubbish in private or communal areas.
  4. d) Excessive consumption of alcoholic beverages on the premises.
  5. e) Hosting or allowing access to non-registered guests.
  6. f) Bringing pets into the property.
  7. g) Eating in the rooms — food attracts ants and insects. Meals should only be taken in designated areas: the kitchen, dining room, outdoor kitchen area, or rooftop. The minibar in the room is for drinks only. For storing food, use the baskets in the kitchen fridge.
  8. h) When requesting an iron from reception, you will receive an ironing board as well. Use it over the bed carefully. Do not iron directly on the mattress.
  9. i) Bicycles are not allowed inside the premises, and we do not offer bicycle parking.
  10. j) Taking towels (face or bath) from LEEVIN GUEST HOUSE to the beach.

8. Breakfast

8.1 LEEVIN GUEST HOUSE does not provide breakfast. However, a fully equipped kitchen is available for guest use.

9. Promotions and Offers

9.1 Promotions and offers can be found on our website: www.leevinportugal.com. They are temporary and subject to specific terms and conditions.

10. Cleaning and Hygiene Standards

10.1 Room cleaning is performed at guest changeover only.

  1. a) Extra cleaning is available upon request at reception for €5.
  2. b) Towels and bath mats can be replaced every 3 days at no cost.
  3. c) Bed linen can be replaced after 7 days at no cost.
  4. d) Communal areas are cleaned daily.
  5. e) Laundry service is not available.

10.2 Due to our diverse cultural backgrounds, please observe the following hygiene rules:

  1. a) Only used toilet paper should be flushed. All other items must go in the bin.
  2. b) Do not use bath or face towels as floor mats. Request an extra mat at reception if needed.
  3. c) The kitchen sink is strictly for washing food and dishes. Personal hygiene must be done in the bathroom.

11. Reservations

11.1 Reservations may be made via www.leevinportugal.com, phone, email, online platforms like Booking.com, or in person, and are subject to availability.

11.2 For direct bookings with LEEVIN GUEST HOUSE, cancellations are fully refundable up to 7 days before arrival. Cancellations made the day before are eligible for a 50% refund. Cancellations of bookings made on third-party platforms must follow the terms stated therein.

11.3 All reservation conditions are governed by LEEVIN GUEST HOUSE’s Reservation Policy.

12. Communal Areas

12.1 Rules and guidelines for shared spaces (such as shared bathrooms, kitchens, dining rooms, terraces and hallways) are displayed in the respective areas.

13. Final Provisions

13.1 Failure to comply with this regulation may lead to expulsion from the property, loss of the security deposit, and application of the relevant penalties as outlined herein.

13.2 Any issue not covered in this regulation will be governed by applicable Portuguese law.

13.3 Guests must follow Portuguese laws and regulations during their stay at LEEVIN GUEST HOUSE.

13.4 This regulation forms an integral part of the lodging agreement between the guest and LEEVIN GUEST HOUSE. By making a reservation, the guest confirms they have read and agree to these terms.
